CT health care system signs lease for expanded space, ‘more patient care services’

A real estate developer has signed a long-term lease with a Connecticut health system for a large space in an area dubbed as “an emerging healthcare corridor.”Building and Land Technology, a private equity firm that also is a real estate developer and manager, said the lease is with Stamford Health for office and medical space at 260 Long Ridge Road, Stamford.The non-profit health system, with a presence in the Long Ridge Corridor, occupies 46,392 square feet at 292 Long Ridge Road, and the addition of 65,667 square feet will provide a new footprint of 112,059 square feet, according to BLT.“The new lease with Building and Land Technology, which represents one of the largest in Stamford this year, reflects the resurgence and desirability of the Long Ridge Road Corridor as a major healthcare center, as well as the premium amenities and accessible location of the building,” BLT said in a statement.According to BLT, Greenwich Hospital and Yale New Haven Medical Group also have locations on Long Hill Road, and adding “Stamford Health to the building will bring more patient care services to the Long Ridge Corridor, which is seeing significant economic momentum, supported by new retail establishments and infrastructure upgrades.”Dermatology Physicians of Connecticut, also signed a 5,625 square foot lease at the building in September, according to BLT.“We are thrilled to welcome Stamford Health to 260 Long Ridge Road as they bring more patient care services to this vibrant corridor and continuum of care with 260 Long Ridge at the epicenter,” said BLT Chairman Carl Kuehner, in an emailed statement. “We share a commitment to supporting the continued momentum in elevating Stamford as a place to live, work and play with an emphasis on community and quality of life.”“This corridor is pivotal to the economic resurgence occurring in the market, which is being aided by the city’s investment in modernizing infrastructure and supporting smart planning,” he said. “This is an exciting time for Stamford and we’re grateful to play a role in contributing to the many positive things happening in this great city.”Stamford Health Chief Operating Officer Liz Longmore said the non-profit system is “committed to meeting the growing health care needs of our community.”“We are excited to continue the expansion of our ambulatory network, bringing more programs and capacity to the communities we serve. We are planning to open in phases with approximately 30,000 square feet opening in late 2025,” Longmore said in the statement.“The first phase will include relocating some existing outpatient services and medical specialty services so that we can provide more appointment availability and hire additional physicians and advanced practice providers to care for our patients,” she said.According to BLT, the Long Ridge Road corridor has seen multiple retail and dining establishments open, including Starbucks, Shake Shack, and Frank Pepe Pizzeria Napoletana, and noted more  is planned.There also are plans for sidewalk construction, upgraded crosswalks and more as part of “Stamford’s investment in pedestrian, cyclist and public transit rider safety, connectivity and functionality elements,” the company said.“As Stamford’s largest developer, with a history of transforming neglected and aging infrastructure for new uses in support of building vibrant communities, BLT is playing a major role in the resurgence of the Long Ridge Corridor and the broader Stamford market,” the statement said.
